Anyone have any good experiences with home warranties, other than American Home Shield?

AHS has screwed me over one too many times.

AHS has screwed me over one too many times.

I've only used AHS. My problems have usually not been with them directly but with the contractors they use - filed 2 contractor complaints this year. I've come out ahead every year I've had it due to the age of most of my equipment but I'm thinking about just replacing my ac units/furnaces out of pocket and being done with them. Asked one of the contractors why they work with the warranty company and they said it was only to increase exposure in Tulsa and that once they reached a certain # they would stop with the home warranty work. Said they usually get paid 60-75% of what they would make from billing directly.

I used Old Republic on one once and they seemed fine. I only used them once on an AC bill though.

We had a home warranty company for years. Seemed like the contractor always found a way to claim that we needed something that was not covered. Or they did shoddy work. Or we had to argue with them/the home warranty company to get what was fair. We opted to drop them this year..

My personal opinion on these things are the same. They have limits around 500 bucks and I think mine cost around 400 bucks for the year. So I just put the money in a saving account and then used who ever I wanted for the work. Didn't have to wait to be reimbursed either. I usually didn't use all the money either.
