Most cost effective way to pay realtor commission on your home sale

I know they can be talked down to 5%, but what's the lowest they will accept?

I'm flipping a house and need to pay as little commission as possible. There's a way to list on MLS for about $800 (then you buy commission on the buyers side). Anyone have experience with that?

I'd love to pay no commission, but my question would be -how long does it take to sell my house on Zillow or other means of advertising?

I think the MLS will get squeezed out over time. Paying 6% is a terrible thing for a seller.
