Regarding the heat/ac, I would also invest in a Nest or some other wifi thermostat. That way you can adjust it remotely if somebody turns the thermostat down to 60 and leaves.
- Make a "lease" that covers everything from rules to places they are allowed to heat/ac instructions. Cover everything, even if it seems miniscule.
Did you ever have to sue anyone for overdue rent?As a landlord and someone who rents a lot of VRBOs and AirBNBs.. heres some things I thought of if I ever rent out a vacation place.
- Get locks for one or two closets that's specifically for your valuables.

- If it's for a popular weekend, I would think you'll have your pick of renters. Airbnb and vrbo have profiles and I would vet these people out as best you can to see if they appear "trustworthy". Don't rent to college kids.
- Know what's in every room in case something is missing or breaks.
- Say you'll be nearby, but not exactly how far, let them think you could, in theory, swing by at any time. That will weed out those who could be rowdy.
- Hire a cleaning service if it's going to be rented out several times a year. Also someone to maybe pickup garbage as that will pile up more than if you were just living there.
- High security deposit. Will also weed people out.
