House rental

Has anyone on here ever rented your house out for Derby week or a music festival?

If yes, did it work out or were there issues? Interested to hear your thoughts.

As a landlord and someone who rents a lot of VRBOs and AirBNBs.. heres some things I thought of if I ever rent out a vacation place.

  • Get locks for one or two closets that's specifically for your valuables.
  • Make a "lease" that covers everything from rules to places they are allowed to heat/ac instructions. Cover everything, even if it seems miniscule.
  • If it's for a popular weekend, I would think you'll have your pick of renters. Airbnb and vrbo have profiles and I would vet these people out as best you can to see if they appear "trustworthy". Don't rent to college kids.
  • Know what's in every room in case something is missing or breaks.
  • Say you'll be nearby, but not exactly how far, let them think you could, in theory, swing by at any time. That will weed out those who could be rowdy.
  • Hire a cleaning service if it's going to be rented out several times a year. Also someone to maybe pickup garbage as that will pile up more than if you were just living there.
  • High security deposit. Will also weed people out.

Regarding the heat/ac, I would also invest in a Nest or some other wifi thermostat. That way you can adjust it remotely if somebody turns the thermostat down to 60 and leaves.

Did you ever have to sue anyone for overdue rent?
