Hunting property....and cost of leasing....

I've been thinking about getting some property for recreation.....hunting, atv, farming, shooting, fishing, etc.

Now certainly this is highly variable on numerous factors but if I wanted to make a few extra bucks here and there, how much do people in Kentucky charge to lease out to hunters?

Any thoughts?

Im confused. Are you wanting to buy property to then lease it out for hunting or just looking to lease property?

Looking to buy then lease it out on occasion.

I know we used to allow hunters rights on our property back in Tennessee. Usually dad would charge about $250/season.....or $25/day. Of course they had to schedule dates ahead of time.

In Kentucky.....I hope you have a big electrified fence, motion detectors and cameras set up. Otherwise you aren't getting crap.

it all depends on the property. If the property is good you could ask 1000 a month to hunt the whole property, 4 hunter max. Each hunter is only paying 250 a month so it's not that bad. This is just an example btw

That's pretty good. If I can occassionally cover a mortgage payment I'd be fine with it. But I'm wont depend on it.

And I know it's highly variable on the land. It will help that I don't mind putting in some leg work.....food plots, blinds, land clearing, etc. I actually kind of enjoy it.

It would be kind of hard to pin down a specific price. On a property where you can get exclusive hunting rights on a year round lease for all hunting seasons you can get 20 dollars an acre no problem. Possibly even 25 to lock it in long term but that would defeat the purpose of what you want it for.

In this situation where the land owner would be hunting too and having the 4 wheelers, fishing, and shooting going on pressuring the deer you may not get top dollar but you could probably get 10 an acre pretty easy. I'd probably even pay 12 or 15 if I was leasing a property like that where the land owner would let me make it a better whitetail property and gladly help along but for someone like me that lives and breathes this stuff that's a lot more important than it would be for a guy that just wants to rifle hunt for 2 weeks and put a few deer in the freezer.

What about growing marijuana? I'll lease it, if you allow me to to grow marijuana on it. How much you want on deposit? But I'm not doing it unless we write a contract on it. You aren't f***** me BR.

I'm more of an illegal shine man myself......but if I purchase property surrounded by the Daniel Boone National Forrest I'll give you a call. Lol

I've looked around...still in embryo stage of purchasing though. There's a bunch of land around the Kentucky River, Daniel Boone For, and SE KY. Land for $800-1200/acre. You can get 100 acres pretty cheap that way. Now, certainly you have to go look at it. 100 acres with 80% mountain cliff isn't exactly a good purchase. Also, if it's down by the river trying to resell land that's in a flood plain can be frustrating.

I'd have no trouble going West of 75 but I just haven't looked yet. I imagine $ wouldn't go as far as the land flattens.

First and foremost though it's going to be a recreation retreat for family and friends. I just wondered if I can make a buck or two occassionally when we're not down there.

If your going to do it, then you better start now. Bow season begins in less than a month. It's going to be harder to find someone to lease after the season has started, imo. If you find anything in SE Ky worth a damn you can let me hunt for my counseling.

Look man. You get enough acreage, you already have Paddock business. In this thread alone, alcohol, weed, and ginseng roots could all lease sections of the property. Only thing missing is a shed for a few hipster glass blowers.
