One of the things I remember from business law is renters hold all of the cards. I would try an empty threat from a lawyer on official letterhead or just straight up harassment.

All I know is Oklahoma is set up more to protect the renter then the owner. Think you will have to have the sheriff give notice and then they still get like 30 days. Now I am just pulling from memory of talking to friends with rentals so I am not 100% this is still true.

He will most likely file a forcible entry and detainer. It's a relatively common procedure in Oklahoma. Some counties even have a special docket for it, but I'm not sure if Payne County does.
