Love canyon but dollar slice business plan is questionable

LOL, I don't think the Chamber of Commerce in State College will be using that picture in their brochure. Oooof that's ugly.
Does State College have a FACILITY. MASTER. PLAN.?
And they've retained Ms. Excellence as the Master Planner (it's not as if she's busy with anything else at the moment). The Plan will go through 12-19 iterations and come to fruition in.......... how about never?
No different than the time frames for Master Plans for any community we are working on for municipaliteis for Burlington, Mercer, Camden, Ocean, Gloucester, Middlesex and Monmouth Counties.
The concept of 12-19 iterations and slow progress is not unique to SC.
