Real Estate Agents...when buying

My wife and I sold our home about a year and a half ago. We're now ready to buy a new house.

We used a real estate agent when selling; I thought it was worth it. However, should a person use one when buying? I did the first time I bought a place, but that was 15 years ago Is it worth it?...etc.? Currently I'm leaning toward yes.

No real downside to using an agent as a buyer as the seller will pay commissions to any agents. Only thing I could see would be if you could get the sellers agent to represent you and reduce the purchase by reducing the selling commission a bit. However, agents are usually restricted with reductiins to commissions if the home is on MLS. But then you do all of the legwork and is the agent really looking out for your interests? I would rather have my own.

They do all the paperwork and all that for you. Luckily we have realtor friends and gladly gave them our business in buying and selling.

I'm lazy enough to want to pay someone to help out.

It's ridiculous for realtors to expect 3% on a house. $30k on a million dollar home is a joke....when we lived in CA I saw realtors make $60 or $70k for about 2 or 3 days of work.

It's a corrupt, manipulated system.
