-carry good homeowners insurance. Cheap policies will be cheap coverage when all is said and done. Also, make sure you know what your insurance covers in regards to sump pump and drain back up. It is an endorsement that you add to the policy and likely has policy limits (unless you have a high end policy..Chubb, Ace, Cincy exec plan). You should have at least 10K...probably going to cost you an extra $100 for the year. Some cover your contents and some don't. Find out.
-if your water heater fails and you want new carpet, start ripping it out yourself. You can quit after you start. If you call a company out to extract and dry things out, then they should be able to save carpet and pad and you won't wind up with an insurance claim.
