Acres in NW Oklahoma

anyone have any knowledge of pricing for acreages out in NW Oklahoma? Specifically, Woods and Woodward county. Heard that Woods county soil is not so great and the grass is thin which brings the values down...too sandy. Woodward doesn't have that problem. This is not including mineral rights.

Woodward county soil can be pretty sandy as well. I don't have a clue on the $/acre. Maybe 1,200 an acre?

We have a family Farm in SE Kansas and the last appraisal my dad got was $1500 an acre with mineral rights. The farm does have 5 oil pumps on the property.

Woods county has something that is a detriment to a buyers market-- cash. Old cash too. Land for sale was so scarce a while back oil cash was having to go out of state or several counties away to buy land. Also, the last year has been good as far as moisture is concerned for the area. Woods county is a big county too with various types of soil terrain etc. The sand areas with hunting potential will drive the price up while the eastern part of the county, say se of Alva will be heavily affected by the cash in hand as I mentioned earlier. In this area 160 acres of surface generally has been a half million dollars to own depending on location obviously. $2k-2500/acre has been pretty regular. I am guessing it will go down to amounts already in this thread this spring but don't expect any bargains.

thanks Dally1up...family member is actually a seller and he's not hearing anything close to those numbers. Maybe $1,500. It's west of Alva. He's heard about the availability of cash but has been told to expect something south of the $1,500. Maybe he's getting played a bit.
