Financing new central AC advice?

I just had a new Trane AC system put in and the company that put it in gave me 18 months same as cash (no finance charge if paid off on or before 18 months). It was magical. Find a larger, reputable company that offers 12 or 18 months same as cash financing. No brainer

We've replaced our furnace and just used the financing through the company. It wasn't a no interest deal but it at least had a set number of months and the payment wasn't bad (I think it was a little over $100 a month for 36 months or something like that). We paid it off early to cut down on the finance charges.

This is a smaller house though and who knows how much it would cost for equipment for a larger square footage. We luckily have not had any issues with the a/c in the close to 15 years we have lived here. So it probably will be the next thing to go out. Just replaced the water heater a year ago.

I didnt do the FHA. I have zero equity nown. The 80K is the appraised value still on the table after I refi'd. All I did was take what we still owed on our house, gave her 25K to quit claim which came from our equity, refi'd all of that combined for my new mortage. Still paying less than what we were paying together, and now I have some peace and damn quiet around here too [laughing] If banks factor in appraised values for potential new loan offers, then yeah, Ive got plenty of meat on the bone for that. I didnt think they did. Payment #1 on new mortgage is next week, which is why I dont believe I have any equity back yet. Maybe Im wrong.

What do you owe and what did your house appraise for? Banks are going to use the current value of the house.

I have never heard one person talk positively about Bryant until now. I use Jarboe's but I will never talk about them the way Bryant was talked about. I still feel like I am getting screwed but Bryant gave me a quote and I laughed. Peace out.

What do you owe and what did your house appraise for? Banks are going to use the current value of the house.
Its a 60K difference between what I now after putting her buyout into the refi and what it appraised for. Youre telling me theyll be OK doing a HELOC off that?

Glad you're happy with your contractor. Jarboe is actually owned by an Indianapolis company now, fwiw.

My mom's a/c just started freezing up and was going to cost $4,000 to repair so she is choosing to replace it. I believe it is at least 10 years old. The furnace is like 12 years old so she is just going to replace both of them now.

I believe the a/c is a 3 ton system. I imagine she will end up spending like $10k or more unless they do some kind of bundle deal. It sucks because she just put in a bunch of windows and had to deal with that cost. I'm expecting my a/c to go next with it being like 15 years old.

This is the route I want to go.

When I say it isnt an option, I mean I refi'd my house for 30 and it included buyout payment of ex fiance so I can own house outright. It put me on threshold for conventional loan qualifying v FHA which obviously means morg ins payment. Tacking this money on then would have pushed me over said threshold and I would have been out more $ per month v what Im currently doing.

I say all of that to say I closed in May and after the one month grace period, my first payment on new mortgage is literally due next week. So I have ZERO equity currently.

So with all of that said, is HELOC still viable? My appraised value is about 80K more than my mortgage. Dont know if that helps things at all. Im just tired of trying to polish a turd and kicking the can down the road with this warranty company. I know Ill have to take them to small claims court or file a claim with AG Cameron's office to get it replaced like it should. As always in life, you get whay you pay for.

If your house is worth 80k more than your mortgage, you have equity.

Try UKFCU for a good rate heloc. Use it, accelerate the payoff where you can, but keep it even after its paid off for emergency purposes. They can go up to at least 90% but maybe higher now.

Had you tried to roll the hvac into your first mtg, you would have seen a hit to closing costs or apr for being a cash out refi. They no longer count financed home improvements as part of most rate and term refis.

My BIL's father owns a local HVAC company and he'd come over to look at anything I was having issues with 1st to see if it was an easy fix. If not, he recommended what he'd do. Each time, it was exactly what Bryant recommended.

Why didn't I use my BIL?
1. I don't like to do business with in-laws
.....


What a jerk. Sure didn't mind wasting his time though.

I didn't read every post but browsed through them. (I may have missed posts that mentioned this.) When I was younger and needed extra money I found a part-time second job for a while. I delivered Domino's for a while working full time during the day. I'd do odd jobs that paid anything. Once I got back to where I needed to be I'd fall back to the one job. (That may be a lost art.... It may not..) You'd be amazed at how much you can make doing things like that. Many contractor's work after hours. If you are working an eight hour job you really only need seven or eight hours sleep.

Just a thought but that's how I did it way back when...

Get off that job at 5:30 and sleep until 9:30 when I had to go back to the gas station job. Did that for four months and it was the most miserable experience of my life. The extra money I earned wasn’t worth it at all.

I have them too. When it came time for a new water heater, it was literally replaced that day when I called.

My issue with them is the HVAC stuff. And they do use plenty of the good local HVAC guys, and sometimes you get some random roughneck outfit. But its always replacing one part and then kicking the can down the road. It says theyll replace the unit in the policy but they never will. My only play is to keep playing this cat and mouse game of fixing one part at a time until the legislation goes into effect stating that all units must be puron going forward. Anyone know when that happens?

Our hwc had a 3 times rule. If the AC goes out 3 times (or 3 total repairs ina given period), the next time they replace it. Still had to pay for the coolant itself on the replacement, but it still saved us thousands.

Hassle? Yes. Did I have to work an extra 4 days to a week to make up for the new unit? Nope.

In the grand scheme, four months in a normal life isn't much. It all depends how bad you want it....(The motivation...) I've been on my own fully self-sufficient since I was 16. The day I turned 16 I had my own apartment. (Had a $300.00 car but it ran well.) Never looked back.

We moved into a new house in March and it has a minisplit in the addition. It has been chugging along, but started to drip the other day because it is so humid. My wife cleaned the filters, but I hadn’t taken the time to actually take it apart and make sure the drainage tube and/or pump weren’t screwed up and clean the rest of it.

Last night at dinner, she was like, “The minisplit broke. Now it won’t even turn on anymore.” I got up, made sure it was turned off at the wall switch. Took out the filters, took out the vanes, took off the cover, detached the trough, checked the drainage tube (inside and outside), and cleaned everything.

Then I flipped it on and it worked fine. Turns out she didn’t know our son had turned it off at the wall switch to begin with. I thought she had turned it off to look at it, but it was him, and she hadn’t checked it (neither did I). She had been watching some house flipper show and he jumped out to suggest we put shelves in on a wall just below that switch and hit it by accident (he’s five).

At least it’s been cleaned and I didn’t break any clips!

So, you're replacing the whole system then. I would say they start in the $7000 range(give or take) and go up from there basically as high as you want based on bells and whistles and contractor. If you needed something cheaper you could probably find it. Everyone is humming right now b/c of the weather so negotiating will be a bit more rigid. If you get quotes from local dealers let me know and I'd be happy to help you understand the difference and compare them. If you like your current contractor then get a quote and get it installed.

Thanks so much for the response! We just got a quote for $5,200 from an independent HVAC guy we know. We got a Freon “fix” yesterday to hopefully get us a few more months. Appreciate your time and attention, though. Heck..if the whole thing implodes, I may call you guys.

This. He isn't going to risk damaging the rep of his business by bs'ing on here. They may be higher...they may be lower, depending on the circumstances. Either way, he will shoot you straight.

We are fortunate to be long time school friends w/ an independent HVAC contractor who has saved us more than enough over the years. I know a monster upstairs unit is in my future in 2-3 yrs, and I will at least get a quote from Bryant to compare apples to apples.

Understood and I agree but I also heard he is just starting out. Starting out well I may add. It takes some sacrifice. That seems to be missing in the will to succeed. (Stepping out of the comfort zone even for a while. (Not necessarily for this poster, just in general.) Be Good

I purchased a house a few years back, and the AC unit is far too small to cool this house. Just a one-story ranch house with a basement, but the basement stays at 60 degrees while the main part of the house (upstairs) stays at 80 in the summer, with the AC running all day. I'll be replacing it within the next year or so. It's a 2.5 ton unit and I'm thinking 3.5 is the way to go?

Anth since you’re an expert I have someone on one of my groups with a/c issues - sorry this is straight copy and paste...people have suggested a different company/thermostat/breaker issue

I am wondering if anyone would have any insight on a situation I’ve been having at my home. I had an HVAC company replace my old central AC unit with a brand new one (same size, just newer). I had it replaced last fall. It ran a few times then and we shut it off for the fall/winter. This winter I had my heat exchanger in my furnace replaced (furnace is running fine). When I went to turn my AC unit on this summer, it wouldn’t turn on. The company came out and stated some wires hadn’t been connected back and would run fine now. It did for a while then would completely shut down. The fan and compressor. I would turn it off from the thermostat and turn it back on, it would run per normal. Then it would happen again. This happened 5x. Finally, the 5th time the company came out, it would run for a minute then make some sputtering noises then eventually blow the breaker (first time the breaker had blown during all of this). It wouldn’t come back on after that without (making all of the noises) blowing the breaker almost immediately. They replaced the unit entirely yesterday. It ran well overnight (I think bc the house stayed cool) but is doing the same thing again. The furnace is running (so non-cooled air is being pushed through the house) but the ac unit outside is not (the fans not running and the condenser is not running. The breaker is in normal working condition-it is not blown. Any recommendations/advise/opinions would be greatly appreciated.

You can't just increase size without having the duct work to handle it.

1) Unless it was newer I hate the heat exchanger replacement. Typically time for total replacement.
2) Blown breaker isn't great. Typically, not always, a bad compressor. Great that they swapped it out but wonder if they didn't have another set of issues causing the failure.

I'd ask for a service manager or team lead to evaluate the system. Seems odd that would happen after replacing the whole thing. Sounds like a decent operation to swap it out after being in for 6 months. They'll get it right for your buddy.
