This. $500 deductible and $2500 max unless I can prove I had no knowledge of the leak, then $25k max. Not sure how I could have known or, if I did know, why I'd let it deteriorate to the point of rot, but, I'm guessing it's a safe bet they can find reason enough to deny. Plus, like you said, not worth the claim baggage when there's no way there's more than $3k worth of damage.

It just sucks.

Your electrical box is no different than an old roof. Just because it is old and a higher hazard doesn't mean the insurance provider should replace it to avoid future further loss.

I would file a claim and make them deny it just to make sure none of it's covered. Equipment breakdown (if it was added to the policy), Mold, Water Damage, Back up of the drain. There are several perils that might afford some coverage.
They also need to prove that you were aware of the damage if that's what you're concerned about. How they going to prove it if you really didn't know about it?

All these problems and you could just as easily removed all antiques and photos and sold that house to the insurance company via any number of methods.

Some old paint thinner next to the toaster oven and forgot to turn off sink again. Damn.

I am still trying to figure out how you had no idea a house on the other block burned to the ground
I did. I watched it burn. I can see that house from the end of my driveway. I also watched half this town make detours through this no-outlet end of the neighborhood just to watch it burn. I hate people.

I did not know why or how it burned until that info was divulged to me. Not exactly Sunday morning subject matter, don't you think? Or, do you make a habit of asking folks how they lost their limbs?
