Been looking for over a year now but with Covid, its nearly impossible. No one is selling.

Live in Louisville so want to be around 2hr max drive....looking at Nolin, Rough and Malone (a little over 2hr drive.).

Do you have one, if so, where?

Just bought one at Nolin. People are selling but demand is high and they move quick. The place I bought was actuallly never listed...I offered before it was put on MLS. I actually like Malone quite a bit and a place sold there that we loved. Just a hair too far for our preference.

My cousin has lived down on Nolin Lake for more than 15 years. When he first purchased his lots and moved down from Louisville, I thought he was crazy. Now, I'm looking at property up that way, but not lakefront. Huge difference in prices. I should have purchased lakefront there 10 years ago when a few offers came up.

Home and land prices directly on Nolin Lake have exploded over the past 10 years. Another recent factor regarding property price increases are rising building materials costs and labor shortages. As of last month, three different sources told me that area building material prices for KY/TN increased 40-50% since COVID outbreak. Everybody I know back there who works in plumbing, electrical and even mobile home manufacturing told me they can work 7 days/week if they want. They are booked out for months because demand is so great.

I found a couple lots near Anneta located roughly 1/4 mile from the lake for decent prices. Water and electricity are available. Some folks are purchasing these lots, subdividing and reselling. Other ideas are really cool. One guy pulled in a nice 28-foot camper trailer, built a deck, erected a metal roof, installed a septic tank and he was set for under $30K. I'm just looking for a place in the area to spend 5-6 months a year.

We made an offer last May on a property on Nolin but the sellers did not want to negotiate. Sold 4 months later for our offer price. Their fault.

Its going to take me awhile b/c I want a log cabin, lake front. 3 bed/2 bath. I would build one but like Austin said above, the prices are sky rocketed. Only makes sense to buy one already built but you are paying a premium now.

I was looking at lake houses for a couple of years, ended up leasing an RV spot outside a marina, so got an RV and boat. Our friends are right next to use so it works out pretty well. I’m in Texas though.

You are right on the labor end, but way off on materials. Lumber costs in some cases was up over 300%, its killing builders.

Maybe just that little lake near Monaco.

Decided to donate that one to the Red Cross during the refugee crisis of 2015. Helluva tax write-off, and no longer have to deal with the smelly French neighbors who considered bathing and deodorant to be optional. The French Riviera had become just so passé anyway.

Quite a number of RV/travel trailer manufacturers in NE Indiana. Know a guy who is service mgr at a RV dealership. He was telling me a couple months ago that the RV/trailer suppliers was so backed up, that they were making trailers without doors or window and then parking them in a field until the part(s) would come in. Not 'wrapped' or anything, just open to the elements so if it rained in...it rained in.
