Tankless Water Heater

Looks like the water heater is going out. Trying to decide between a normal 50 gallon gas water heater but could upgrade to a Rinnai tankless water heater.

Anyone with some experience?
My experience is that the water never gets hot enough. It's probably ok for a small house but anything over 1500 SF is a problem. I had one installed a few years back in a house I no longer have and the water was never really hot. Maybe the technology has improved since then but I don't want another.

It was undersized then or your pipes were uninsulated and it was losing heat.

Nope, it was a new Centex home and everything was well made. Never did really get hot and it may be because it was one of the first models.

^Ive heard of this from some of the electric heaters. Also, many are adjustable......I wonder if it was never turned up.

It was adjustable but just never got hot. It was warm but never really reached the hot temperature one would expect. I don't know what the newer models are like but this one just never heated up. The guy who bought my house actually removed it and put a hot water heater back in it's place.

If you go tankless, you are giving up the possibility that your water heater may one day turn into a water rocket.
