Game weekend rental advice??

I've got a rental property that I'm thinking of converting to game weekend rental and am looking for some advice.

I've got a 3 br, 1 bath house recently renovated. It's located on about 200 acres 6 miles North of Starkville. I currently have great tenants but they will be moving on soon. I would like to free up the house for when friends and family visit yet I still want to get a little income from it to cover the costs. So, I was thinking of renting for game day weekends and such.

Anyone got any experience with doing game day rentals? Is it worth it? How do you handle advertising? What's fair pricing? Any other advice?

Starkville vrbo.com listings are few and far between, however I'm quite bullish on these type of transactions, Carruthers.

I'm in the process of signing my game weekend leases with local Starkville property owners for this season. I've used vrbo.com multiple times over the years and hope it catches on more in S'vegas. This is business as usual for places like Athens, New Orleans, Chapel Hill, etc.

If game weekends are your only utility for this property, it might not be worth it in your specific situation. Maybe you could do 8 month leases Jan-Aug then have it as vacation property in Fall? Just a thought
