Property values inside the perimeter dropping over the last several years because Georgia has one of the nation's highest foreclosure rates. I saw last year that it was fifth, which is incredible, considering that list also includes CA, NV, and FL.
But prices ITP are finally becoming more reasonable.
We were in south Hall County for four and a half years until this past July, and I feel fortunate getting out and *only* losing $30k on my place. And the values are still dropping, according to the Zillow emails I can't seem to get turned off.
I had a good friend and coworker who lived in Oakhurst in Decatur and swore by it--walkable community, festivals, feeling like hipsters, and all that.
Of course he also had gangstas walking the sidewalk in front of his house and didn't feel comfortable letting his kids play in the front yard. One night they returned home about 9pm to discover a drunk hobo passed out in their front yard. Say what you will about the commute, but that crap never happened in Flowery Branch.
The downside to being ITP, besides the property taxes, are all the budget shortfalls the cities are having. I keep wondering what happens to places like Decatur when all the surrounding areas in DeKalb start cutting back on police. It's gonna get ugly.
