Anybody know of an a) an alumni gathering or b) a sports bar in the Ponce De Leon/Candler Park area that is likely to have the game on?

about the Atlanta Alumni Chapter meeting in Roswell for the games. Thats not too far from midtown. Don't have email access @ work but I'll post the location when I get home.

I'll be at Taco Mac in Virginia Highland after the Decatur Beer Fest. On a related note, there needs to be an ITP Alumni Chapter.

and actually, I think the population trends have reversed over the decade from leaving the city to flowing back in.

Property values inside the perimeter dropping over the last several years because Georgia has one of the nation's highest foreclosure rates. I saw last year that it was fifth, which is incredible, considering that list also includes CA, NV, and FL.

But prices ITP are finally becoming more reasonable.

We were in south Hall County for four and a half years until this past July, and I feel fortunate getting out and *only* losing $30k on my place. And the values are still dropping, according to the Zillow emails I can't seem to get turned off.

I had a good friend and coworker who lived in Oakhurst in Decatur and swore by it--walkable community, festivals, feeling like hipsters, and all that.

Of course he also had gangstas walking the sidewalk in front of his house and didn't feel comfortable letting his kids play in the front yard. One night they returned home about 9pm to discover a drunk hobo passed out in their front yard. Say what you will about the commute, but that crap never happened in Flowery Branch.

The downside to being ITP, besides the property taxes, are all the budget shortfalls the cities are having. I keep wondering what happens to places like Decatur when all the surrounding areas in DeKalb start cutting back on police. It's gonna get ugly.

White population growth ITP and the city of Atlanta specifically grew during the entire past decade not just the last two years. There has been speculation that in the next mayoral election cycle (2013) that themargin betweenblack/ white voters will be negligible if trends continue. The reverse is true in suburban Gwinnett and Cobb counties as theyare becoming minority majority counties.

Statistics don't yet support your declining property value theory.

Prices in the metro area started declining in '07 (I'd even argue '06 out in the hinterlands where we were). '08 was the true bloodbath.

I don't know specifically about the "city of Atlanta." Prices in other ITP areas like Decatur, Midtown, Buckhead, etc., have all similarly declined, which has <span style="font-style: italic;">contributed to making these areas more affordable </span>to young professional types looking to buy in gentrified "hip" areas. That's my only point--price declines in areas that were prohibitively expensive <span style="font-style: italic;">before </span>have <span style="font-style: italic;">accelerated </span>this "reverse white flight" dynamic back into the city.

But I'll grant you that I also know similar young professional types who paid way too much for places in Grant Park during the bubble (before the decline started) and who are now hopelessly underwater. But they're there!

I've heard what you're saying about Gwinnett becoming minority-majority before, but it seems hard to believe. Then again, I worked in Norcross, so I know not to base my assumptions about Gwinnett on what I saw in Buford.
