OT - Any home warranty company recommendations?

Have had First American the past few years and was not pleased with a few things last year so thinking of making a switch.

They all suck. We kept ours for a couple of more years after we bought our house and the hassle of dealing with them especially if it's an emergency isn't worth the $500/year you spend.

Top rated by Consumer Reports are Amica Insurance, USAA Property & Casualty (if you qualify for this, don't even look anywhere else), Auto-Owners Insurance, and Farm Bureau Property & Casualty Insurance.

Yeah, i've just gotten my money's worth out each year so far. But last year our AC went out twice during the summer. Both times Friday night so it was terrible dealing with them. The second time I just paid out of pocket and went around them.

I have never heard anyone say that a warranty is worth the money.
What I have heard, over and over again, is that its just something that helps settle the nerves of first time home owners and those who are buying at the max they can afford per month.

One was included in our first house- it was a total joke. The sheer number of exclusions makes it damn near useless. They will pay for a pipe to be replaced, but not the drywall and labor to patch the hole thats made.


Its like auto insurance in a way- if you have it and something bad happens that qualifies, then it was good to have. If you dont have anything happen, it was money wasted in retrospect.
The major difference between a home warranty and auto insurance is- If you have something happen to your home that isnt covered- its infuriating since you have spent money and still have to pay for the repair.

If one is included in a home sale- cool.
I couldnt imagine paying for a warranty though.

I saved about 4k last year with mine. They fixed some shower problems, replaced the motor in my dishwasher, and fixed my water heater, and replaced my pool filter. All with no issue. At my house in Memphis I had my outside and inside coils for my HVAC replaced. Each cost $50 per incident.

What I have found is the person they send out seems to have a lot to do with the approval. I have had some guys seem to bend the truth a little to get something approved. I will say knowing what is, and what is not covered makes a big difference. I had HWA most recently.

My experience has been that they are worthless.

I will try to find the exclusions page from my contract and post it. It's ridiculous what is not covered.

Had the same experience, I had a Air guy fix something and he said it wasn't technically covered but he made it work by rewording exactly what he did. On e thing our Real Estate agent said to do, is say your air isn't cooling as well as you like and request a duct cleaning which is usually a couple of hundred dollars.
