OT - Price of development in the Cotton District

I haven't put any research into the Cotton District, but do any of you have a ballpark idea of how much it would cost to put up a simple restaurant/pub?

I would imagine it would be quite a bit more to lease per sqft than anywhere else in Starkville, given demand. No inside knowledge here but when I was in school there I saw a few bars come and go or change ownership but I never saw a commercial spot stay vacantlong.<div>
</div><div>If I were you, I'd give Camp's office a call and inquire about how much he typically leases a commercially-zoned unit for and even if any are available. I can't think of any other commercial spaces around there that he doesn't own.</div><div>

You can count on at least $20.00 per square foot in the site (without site prep, just the purchase)...a tiny 10,000 SF site is going to cost you at least $200,000. It depends on how nice your building is, but I would plug in $100.00 per square foot in your building and that will give you a ballpark.

I was just using 10,000 SF to give a reference point. Dan's site where he built the Cotton District Plaza is just over 12,000 SF.

Hell, I wish my house was that cheap. I just know you can drop a ton on a simple restaurant kitchen, just to meet health codes.

I wasn't talking about any FF&E. I was really just ballparking a basic restaurant building, real estate only. You can spend a lot of money in a commercial kitchen quickly.
