If you took a job in Canton?

I've been contacted about an interesting opportunity, but it would require me to work in Canton. Is Brandon a good place to live? I know Madison is popular. I'd like my quickest route to the coast to not involve going through Jackson, but I guess that's not necessary. I don't really want to be too terribly close to Jackson.

If you have an area to suggest, why? What are the pros and cons?

I say Flowood in the Reservoir area. You can take 25 to 43 to Canton. About a 30-minute drive to Canton maybe quicker. Good schools, low tax and affordable homes. There are several roads that will get you to 49 S. I live in Brandon, and it takes about 30 minutes to get to my family farm about 13 miles east of Canton. I take Bradon Star Road to 49S missing all the traffic when going to the coast. It runs off of 18 coming out of Brandon.

When you say Brandon do you mean real Brandon or Reservoir Brandon? They are not the same. Real Brandon is fine but a long damn way from Canton and there's only three effective ways to cross the river. Reservoir Brandon is better in terms of being close but then you have to deal with the Spillway and the Trace cutting over to I-55 every day.

This is correct. Live in northeast rankin county (Goshen Springs/Pisgah/Fannin) and take 43 into Canton.

No way I’d live in Brandon to work in Canton. I’d go with Madison up 463. Id say Gluckstadt but I’m not sure where that area is going development wise.

Lake Caroline. Pretty good quality of life out there if you like boats/fishing/golf etc. You'd be super close to work.

If you're a country life kind of guy, there are some incredible houses and tracts of land out in Flora. Like out Robinson Springs Road toward Pocahontas.

Both of these are good for working up north, but don't really address the coast part. You'd be driving an extra 30 mins or so on trips south, but the rest of the time you'd be pretty good.

I did not say live in Brandon. I said Reservoir, but Shmuley is correct. Pisgah is fast becoming the place to live. I do travel to Canton a good bit from Brandon it does not take long at all missing everything Jackson and mission the high cost of living in Madison. I don't work in Canton. I grew up in the Canton area.

Lot of good options. Just depends on what you want. Gluckstadt is closest & is growing fast. I wouldn’t want to live there & commute south, but should be easiest commute to Canton. Next closest is Madison. For me there are two Madison’s. East & West of I-55. West is generally newer & more expensive. And, like Gluckstadt it’s just got a congested urban sprawl feel to it, although once you get in the nicer neighborhoods it’s more relaxed. I prefer old Madison east of I-55. Little less expensive & some very beautiful areas off Hoy, Rice & Old Rice roads.

I would live closest to where I'm driving the most which would be Madison/Gluckstadt/Canton. If you aren't going to do private school - then it's Madison or Gluckstadt.

If you have a family you may want to look at Lake Caroline and be sure to get in the section that is in the Germantown school district. Madison is a good choice since you will be going against traffic.
Going through Jackson on the way to the coast will be the least of your concerns.

Gluckstadt could work but is very congested to and from work due to poor planning over the years for infrastructure and traffic. It’s growing like crazy but needs some thoughtful oversight.

Yeah. That’s a hidden gotcha about that neighborhood that would be very easy to make a big mistake. I’ve got friends in that neighborhood & play tennis there a good bit. Very nice neighborhood but it’s freaking huge. And expensive. And in Gluckstadt. So thats 3 strikes for me.

Somewhat related.... we are about to see if more money in education = better results. Because Canton School District is about to be FLUSH with cash from Amazon taxes.

McDowell Rd. Easy access to 220, really cheap housing, neighbors keep to themselves while your home, and not far from 49 to get to coast. It’s lovely this time of year
And despite what you may have heard, your chances of being shot are less than 20%. unless you 17 with the wrong guy or just happen to be in the wrong place at the wrong time.

I did not realize there was a difference! Thanks. I think maybe I was looking at reservoir Brandon.

I LOVE boats, fishing, and golf.

To add some context, my kids do online school, so no need to consider school systems. They've been doing it since 2018 and they are both close to graduating now.
You still need to consider it for home values, though. I'd look in the Madison Central, Germantown (if you want to be on the Madison side of the reservoir) or Pisgah (if you want land in Rankin) districts.

I'd say in Madison if I were you, but I don't know enough about the difference in the areas there. But it's generally considered one of if not the best area in the state to live, and Central MS/Jackson Metro for sure.

Canton Academy is a great school. For its size it has some of the best facilities out of private schools. Not compared to the big private schools obviously but out of the smaller ones Canton is the one to send your kid too.

Going to work for AWS (my neighbor moved from Ark for a job there)? They are hiring a ton of folks. Madison/Gluckstadt first, then Fowood/Rez. If Flowood/Rez and you take 43, be prepared for slllooowww traffic around the rez, lots of old geeezers towing boats, campers, trailers and they are in no hurry (i take that route a lot). There is a new neighborhood going in near Tommys (where 471 joins 43), that may be an option.

From Flowood to the Coast, take 471 to Star/Brandon Road to bypass Richland/Florence and get to 49 at Star, MS.

If kids/schools are in the equation pay attention to the Canton School District boundaries, which reach all the way out toward Lake Caroline, it's sneakily a much larger district than just the Canton city limits.

The unincoporated areas of Madison Co. Taxes low, schools good, roads suck but it's only 10 min. to Canton.

Some options east of the reservoir. Would be out of Jackson and east aacces to 49.
