Condo in Starkville

Advice sought:

Considering getting a 2 bedroom condo in Starkville over the next year. Not wanting to rent during football season as we are 500 miles away and hotels are getting old. A few questions for those of you who have one:</SPAN></SPAN>


  1. Do you find that you can rent on a semester basis(maybe just spring & summer.)</SPAN></SPAN>
  2. If you are from out of state, I have been told if you have a student there, who registers his car in Ms, you can get a break on real estate tax(4% to 2%?)</SPAN></SPAN>
  3. What are your typical extra cost per month of bills(electric, water, cable). Excluding Home owner dues.</SPAN></SPAN>

1.) I don't rent mine but I don't think it would be difficult to do so.
2.) Don't think so and you are going to get hammered on taxes due to this not being your homestead Mine $3,600
3.) Condo fee $155 per month, cable $35, Electric $45 average

Just jump on airbnb 12 months before the season and rent a house/condo in Starkville for the whole weekend. Probably $300-400 weekend for a whole house.

1. I don't rent mine, but have had numerous inquires to do so from people that knew I had a place especially for Spring and Summer.
2. N/A
3. Mine total cost on average about $200 per month (more in summer less in winter). That includes property taxes, insurance, HOA fees & Elec/Gas bill.

Pads are done and concrete should begin very soon. Hope to get a Certificate of Occupancy around Christmas on the 1st building (8 units).
