Favre puts house up for sale $14M

My first thought was the Duffs, but a few years ago, one of them bought a huge property off of the head crème scheme guy that went to prison. May have been bought for their daughter that had just gotten married.

The same Duff was buying houses next to his in Canbrake and bulldozing them. Now he has a big yard. Must be nice.

I always said that if I hit the lottery and had that kind of money, I wouldn’t be building something like that in MS.

I would.. if I had 17 YOU money MS would be a spectacular place to live. No traffic.. private plane sitting at a little airport 10 minutes from the house.. still have a shot at raising your kids into somewhat well rounded people..

Yeah, I was thinking it's actually a pretty good price for a huge house and almost a square mile of land. When, in even southern cities, you're paying close to a million for a nice but moderate house on less than half an acre, this sorta looks like a decent price. Of course, not many have $14M to pay for a house.

When, in even southern cities, you're paying close to a million for a nice but moderate house on less than half an acre, this sorta looks like a decent price. Of course, not many have $14M to pay for a house.
If you assume 10,000 per acre for the land (which I would think is probably at least 2,500 per acre too high for 20 miles south of hattiesburg? But really no clue; maybe to get 400+ contiguous acres with a good pond is more like 12,500 an acre), then it's only $291.87 per sq foot for the 20,000 of living space.

The population that would be in the market for that type of property in that location might be zero.

You see all the time in the news about celebrities discounting their properties in LA and North Hollywood, the Miami area and various ranches in open country, you can damn sure bet the same is coming for Favres property outside of Hattiesburg. Wonder where he's going when it sells. I would imagine he's not nearly as liquid after all these lawsuits.

Just talking to a guy formerly from that area and he speculated it might be Favre's health failing due to football injuries . I have know idea but it kinda makes sense.

He earned nearly $150MM over his career. If he doesn't have money, he's really squandered some cash.

Favre has next to no shot at selling that house IMO. Unless he's got someone specific lined up, it's not selling in this market. Values have petered out & rates are high. If Tariffs bring big rate cuts, maybe he sells it, but values also rise in that scenario.

I doubt people who are in the market for a $14MM house in Hattiesburg care much about interest rates.
Because there are none. Tim and Faith going to buy it? The Duffs? For $14MM, you can get a lot at much better locations.

It’s a limited market, but it’s not zero. Most people have a house that’s a multiple of their net worth. You’re not generally going to get somebody worth $5M to but a $14M house, but it’s not like you need a $500M net worth. There’s going to be someone willing and able to pay the value of the land plus some percentage of what it would cost to build out the amenities. That may end up being more like $10M. But it’s not like somebody is about to walk away with that spread for $5M I don’t think.

Well, here's the underwhelming truth. Brett and his family are downsizing at their age and his health is obviously a concern moving forward. They love Hattiesburg and just want to have a smaller profile and less to keep up, which Brett likes to do himself. They still attend and contribute to the local charity events, as they always have. I'm sure the rumors floating around will gain traction, but none of them will be true. He's been treated poorly and unfairly by media and others over some recent events that we have all seen, but I won't get heated and dive into that.

Brett is my favorite NFL player of all time (look at my profile picture). My mother and his wife Deanna are longtime friends, and she happens to be one of the sweetest humans on earth. I've been out to his property a few times during my High School and College days because I'm friends with his daughter and she used to host events and get-togethers out there. Beautiful place for sure. I first met Brett on that property when he was building because my father sold him some equipment that he used to work the property himself (and still has).

As for the market for something like that in South MS: Yes, it will be difficult to sell. They have to start somewhere though. It's a fantastic spot right outside an upcoming city that has improved drastically over the last 10 years and both young families and retirees are moving here at a good pace. Most of the properties along 98 west (where he lives) are overpriced and being bought up by wealthier families who want to have space while being close to Hattiesburg at the same time. I'm sure it will be a while before it sells and probably won't for that price.
