Yep. She's physically attractive but that's where it ends. I can't stand anything else about her. Her track record speaks for itself. I don't know that she's gotten along with anyone she worked with over the years.

My favorite part about Michelle Beadle is that she publicly chastised and announced the distancing of herself from WWE on Twitter because of their involvement with Floyd Mayweather. Yet she has no problem with the publicity her own company gives his fights and she does interviews for HBO's The Fight Game.

I guess I'd rather talk about the performance of a Ferrari or Porsche, rather than the gas mileage of an old Chevy.

Friday Takes:

- Arrington is 43? Damn. Always been a Stark fan. Best COUG out there is Salma Hayek. Been in or around my Top 10 for 20 years now.

- On of my all-time favorite white female Facebook fads is the "posing with African children on a mission trip" profile picture. Always has amused me.

- So, no media members seem to be giving us much of a chance tomorrow. I get it. Kansas is up against it and at home. With that said, I don't think people are giving UK its due on matchups.

- Interesting thing about Kansas- all their best NBA prospects really don't play...Svi, Bragg and Diallo. This could set them up well for the future...or they could all jump. I think an NBA team would take a flier on Bragg or Diallo in the first round.

- It may turn out moot if Willis continues to play well and Skal emerges, but Cal messed up passing on Thomas Bryant and Carlton Bragg. I think both wanted UK but Cal slow-played them.

- Watched ND-Syracuse last night before catching the end of Iowa-Maryland. Funny thing is- I could see all four making a run, and only Maryland has a really good roster. Welcome to 2016.

- Besides Duke, nobody recruits to type like Boeheim. His teams ALWAYS have:

* a highly-touted young PG
* Half a dozen long, athletic wings/combo forwards in the 6'5"-6'9" range
* 1-2 unlikable honks (almost entirely white trash versions of guys who would normally go to Duke) who can shoot

- What's everybody doing for the game?

In our K-1 game the other day, both teams were royal blue...not sure how that happened, but whatever. Poor kid on the other team didn't want to take his shirt off b/c he was "big"...which he was. Broke my heart. Poor kid. He's like 6. I told the coordinator of the league that they have to do better than that with regards to the uniforms and scheduling. Especially in a $1000 league.

-I like the way we're playing and all, but Kansas by 7-10. Don't think we'll seriously challenge.

-Attractive women are attractive women, regardless of age. I mean, I really don't care how old she is if my bells & whistles are going off, which mother nature controls. It's whatever.

-Meatloaf, mashed potatoes, kale w/vinegar, and a large glass of that 2.0% nectar of the Gods.

-Taking the weedeater into the shop for a tune-up tomorrow. Stihl FTW. This will be its 18th season. Impressive.

-On Speedway mulch watch at this point. Think it was mid-late February when they brought it out last year. Rites of spring.

-Decided we're doing Derby this year. 1st-3rd floor box has always worked for Dad.

-Been talking about my deck renovation for years, but finally decided we're going from wood deck to concrete patio. Guy coming Monday. Might be dope.

The last time I "got some shots up," I had an entire Y gym to myself on a weekday afternoon while I was in town for interviews.

Every shot was pretty much online and felt right, but I was so much weaker than when I used to play basketball that everything was short.

It was like a bad dream where you throw a punch and your arm slows to a stop. At one point, I ended up just baseball throwing it from three a few times to re-calibrate.

Now, I've got a ticking clock to get back in knock-out shape before my son comes of age to realize his dad just air-balled a free throw. This fits in with the new theme of my life: it's ticking clocks - all the way down.

Speedway is just dope all around IMO. Beer, cigs, gambol, diet coke, chex mix, coffee... Honestly all top 25 in my personal favorites.

Seriously? Speedway is 3rd world convenience here in Louisville. Same for Circle K/Shell. Barely a step above Bader's & non Mapco Patel-run BP stations.


Thornton's ALL DAY. Plus, pretty much every one in town is brand new (or under construction to be).


Seems like tons of business are doing the complete Reno with all of their properties these days. McDonald's, Burger King (much needed), Thornton's, and many others.

How does that work if you're the Owner/Franchisee...are you required to pay for all of that? Some of it? None of it? Always been curious about that.

Lot of those operators like to own their own ground (like Thorntons and Speedway), some prefer to ground lease and build themselves, some ask the landlord/developer to deliver a build-to-suit and sign a long term absolute net lease. Really depends. If someone is doing a major reno it usually means the building was simply tired and needed it (franchisee or owner/operator) or the tenant's lease was up/renewed and the Landlord provided some (or all) as an allowance for inducement.

The new Wendy's sure are an attempt.

As far as North American fast food architectural prototypes from the past 10 years, for my money, nothing beat Ontario's ONroute rest stops.

Although it's much needed in many cases, seems like quite a huge expense, especially in cases where someone has multiple...how long does it take them to recoup that?

If its a tenant its just negotiated into and amortized over the term of the lease (10-20 years).

But in general shorter than you think. The improvements are usually tin cans. We're not talking about major feats of engineering.

Varies, but mostly warm shell because its typically 2nd generation (or 3rd or 4th) space here.
