Working in Collierville. Looking for house low 300s. Lower taxes, better schools, better restaurants, etc?

G'town Chik-fil-A runs circles around the C'ville Chik-fil-A. If that kind of thing is important to you. It is to me, and that's why I live in G'town.

One of the few reasons I orefer germantown....

Is you are outside of Menphis but still close enough to get to midtowm, where imo you will find the best selection of restaraunts, and can get downtown in 30 minutes or so. Living in collierville adds another 15-20 minutes to that

Thought DeSoto county? Taxes will be lower than Gtown and Collierville both. Fayette county half the tax rate of any city in Shelby county, but you might have to pay a premium for the house due to this. Stay in Olive Branch and your power bill is on Northcentral, a co-op that is cheaper than MLGW and Entergy in MS.

Fayette County has schools nearly as bad as Memphis. Of course private education there is less of a racket than it is in Shelby County. Even the crappy private schools in Memphis charge 10k a year tuition. I am not sure about DeSoto County Schools.

Depends on what you want, but I'd also suggest east Memphis. You may hear from Memphis haters in response, but there are public elementary schools as good as any in the area and more options for non-chain restaurants and better access to midtown and downtown. Property taxes are currently higher than Germantown and Collierville, but I wouldn't be surprised if that changes in the next few years now that both have their own school systems to support. Anywhere in TN you avoid the income taxes you'd have in MS.

I work basically in Collierville and live in east Memphis, and it's only about a 20 minute commute during rush hour.

Certain schools are better than others in Desoto County. Lewisburg in my opinion is probably one of the better ones. One thing to keep in mind with Desoto County is in 2017 I-269 will be open. You can get from Hernando to Colllierville in about 20 minutes. Lewisbueg area even quicker.

I've lived in Collierville for 38 years and am very attuned to the real estate and political communities...Collierville has a lower tax rate than Germantown and will because G'town has issues that are unresolved and will blow up next year...their taxes are headed up.
Schools, schools, schools! C'ville has its own schools...G'town schools are divided between Shelby County and G'town...pick the wrong district and you're screwed...
The person that sugguested east Memphis is dreaming...a bachelor maybe but not with a family...Memphis taxes are not good...
Gtown is built out and Cville has lots of room to expend...read future taxes... Cville has a busines tax base, not gtown (read industrial tax base which means lower taxes)
Youth sports, civic pride, sense of community...tips to Cville...

I was a pilot for FedEx and retired now after 32 years there...saw lots of young pilots make bad real estate decisions...the ones that picked cville didn't regret it...
I have grizzlies season tkts and it's not a drive issue...
Cville doesn't have enough good restaurants, that's the weakness, but it makes going out fun...
That being said, pay attention to this...BUY NORTH OF 385, NOT SOUTH...!!!!!!!!!!!!

Sounds like everything is great about Collierville, so why the big warning about not buying south of 385?

Also, if you live in G'town, you go to Germantown schools, not Shelby county. They're not split between the two. But thanks for propagating the fear all the same.

You put on one hell of a sales pitch.

There re is one school that stayed with Shelby county. Everyone else went with germantown including dogwood elementary, Farmington, bailey station, houston even and germantown.

Youth sports? It is well known that the Germantown baseball and football leagues are some of the best in the city. That is pretty well known.

I don't think you can go wrong either way but let's not go over board here

i do agree with you about East Memphis. I loved living there when we did, but glad we moved out to Germantown. The traffic in that area is aggravating as hell

I'm not a hater by any means because I like Memphis but the city government has serious, serious problems and the crime has gotten worse. This is also coming from people who have lived in Memphis their entire lives. They're alarmed at what has happened in the past year or so.

Germantown gets you closer to the city, yes it's about built out, but it's 90% great neighborhoods. Schools are great.
Collierville is pretty vast and has some of the older poorer area south of town, but indeed many nice and newer upperscale neighborhoods. Schools also a plus.

For me, I like germantown for family safety and it's close enough to city where I work and play. I only wish gtown would create a faux old timey downtown square. Admittedly, "old gtown" ain't for **** but a railroad crossing.

Germantown Elementary, Germantown Middle, and Germantown High are all in the Shelby County School District.

Riverdale, Farmington Elementary, and Dogwood Elementary, Houston Middle and Houston High are in the Germantown Municipal School District.

Bailey Station is in the Collierville School District.

My bad, for some reason I thought gtown high went with the municipal system

and as I have said if you get in the municipal system you can't go wrong. Germantown or collierville

Plenty of confusion with the 3 Germantown schools. That was one of the reasons why the city of Germantown tried to force a name change on SCS before the start of the school year.

I agree that you can't go wrong with any of the municipal systems. We moved from Cordova to Collierville 2 years ago but looked heavily in Germantown as well. We knew either system would be good.

I live in East Memphis. I don't want to live in Germantown or Collierville. Everything I like about Memphis is close to me. My kids go to private school and I just have to eat the taxes. It's the price you pay for living somewhere you enjoy, but I realize what I like isn't the same as what everyone else likes.

Just FYI, I live in east Memphis with a family, my kids go to public school, and we are very happy with it and know lots of other families in east Memphis in the same situation. Not suggesting the other options are bad, but don't let people who don't live in Memphis convince you it's a terrible place to raise a family (especially when those same people end up bringing their families into Memphis for lots of stuff). As for crime in Memphis, it's here, but localized. Most places in east Memphis in the price range you're looking at are as safe as any other area you might move.

Also, be aware that the separate school systems in Germantown and Collierville are only in their first year, and no one knows what they'll result in in taxes for those areas.

I grew up in east Memphis and my parents still live there. I moved to Germantown in 1998 and I couldn't get my wife and kids to return to east Memphis for anything. My daughter went to Hutchison and my son is at MUS so the school system is not an issue. The issue is the political instability of Memphis government. The property taxes in Memphis are much higher than Germantown and it's only going to get worse for Memphians. We love everything about Germantown and especially the fact that the government is run by stable people who are more concerned about what's good for all citizens--not a segment of the population.

The original question was which of Germantown and Collierville would be recommended. Both are great and I suggest you look for homes in both and pick the one which has the home you like best. You are more likely to find a nicer, newer home in the $350,000 range in Collierville I would think. Homes in Germantown are reputed to be a little more expensive than in Collierville.

gtown high, middle and elementary are in gtown but part of shelby county schools...not part of gtown school system...
do the research, don't listen to me...
and no, i'm not the mayor...i was his camgaign chair...why not south of 385? property values on resale...it's a fact but talk to a cville realtor...our property values are up now due to our schools...

C'ville is hard to beat

fedxdog nailed it. Also same money buys more house in C'ville. We moved out here a year ago from Southaven and love it.

And there is a heavy contingent of State alumi out here as well.

Don't listen to any of these yahoos talking about Germantown and Collierville. Come to Olive Branch. You will get a lot more house for your low 300s, plus lower taxes to boot, especially if you live south of the city limits. The schools are much better, particularly if you move to the Lewisburg school district. That school system is one of the best in the entire state. If you're working in Collierville, you can be there in about 20-30 minutes or so, depending on where in Collierville you are, but in a couple of years, the new I-269 will make that commute super easy. Plus, you can be in Starkville in two hours flat.

Germantown is slowly starting to decay and Collierville is becoming too over-populated for my liking. Taxes out there aren't as bad as in the Memphis city limits, but they are very high compared to Desoto county.
