OT: North East, MD.

I got an RU buddy (doesn't post here) thinkin' of relocating down to North East, Maryland (that's the town name apparently) and I told him I'd post here to see if anyone is familiar with the area, the schools, etc. Terp country I'd imagine, which is def. a strike. But if anyone lives in the area or is very familiar with it, let me know. TIA!

Not Terp country, my sister lives in Easton, one town over from north east. Honestly more PSU/UDeleware country than anything out there. BIG TIME EAGLES COUNTRY. you’re basically in Deleware, bout 20 min south of the PA line and only 30 min or so from Deleware’s campus. North East itself is a nice town. Kinda reminds me of a mini Annapolis minus the naval academy. Northern most part of the Chesapeake bay leads up and there’s a good bit of harbors and waterfront. Some VERY good seafood in North East.

Schools are good out there as long as they stay in either North East or Havre De Grace districts. The Easton school district isn’t as great but still good schools.

Biggest problem is you have to drive to get anywhere, and drive 30 min. Closest ‘major’ town is probably either Newark or Wilmington.

Slower pace of life out that way, beautiful, but certainly isolated in a way.

Being on the other side of the bay it’s pretty much detached from the rest of Maryland

Great info! Only thing is I just looked up Easton and it looks like it's almost 1.5 hrs. from North East... was that a typo? Did you mean Elkton? Elkton looks to be right next door. Anyway, if your info is accurate, sounds promising for him. I will fwd. the message along. Thx @yessir321 !

P.S. He's actually a Ravens fan I believe, but he lives in South Jersey so he's used to being in Eagles country, ha.

My fault, yes Elkton. Auto correct. The town that literally sits on the deleware line.

Plenty of ravens fans down there as well. Probably 50/50 eagles ravens mix.

Let me guess, he works for DuPont? Lol

Good guess but no, ha, it's actually being dictated by his wife's position/company. Anyway, cool, thx again for the info! He will def. appreciate it. I think they're also looking in Chesapeake City, which looks to be pretty close.

Not sure why but whenever I pass the sign for there on I-95 (and I pass it a lot since my boys go to school in DC) I always say in a Ralph Kramden accent…

Basically midway between Philadelphia and Baltimore, approx. 50-55 miles or so to each. Somewhere in the 5-10 mile stretch between the North East MD and Elkton MD exits on I-95 is equidistant to both cities.

Cecil County MD is classified as part of the Philly MSA instead of the Baltimore MSA. Not sure if they get local TV out of one or both markets.

Long considered a final "frontier" (really more of a connector bridging the metros) for development along the I-95 corridor. Considerable amount of industrial/distribution/fulfillment center development due to location/proximity to the interstate and the significant growth of that real estate asset class in recent years. Not as many rooftops delivered just yet by homebuilders but a few have been poking around and residential lots are starting to enter the pipeline to some degree.

Cecil County is sometimes described as the Upper Shore region of the Chesapeake Bay. Up in that northeastern portion of the state, it's the Susquehanna River that serves as more of the divider physically separating Cecil from the "heart" of Maryland rather than the Bay itself.

Definitely seems more U of Delaware-oriented as Newark, DE is a border town on the other side of the state line. Not sure the Terps get much penetration in that corner of the state. I agree NFL is probably 50-50 split with Ravens-Eagles though for MLB I think it might lean more Orioles than Phillies (perhaps due to allegiance to Cal Ripken's hometown of Aberdeen in neighboring Harford County and Aberdeen Ironbirds minor league stadium namesake).

Great info, thx fellas! He has kids so I'm sure he is already looking into the public high school there, and possibly also prep school or Christian schools if there are any. The tv comment above is interesting, I'd be curious, too, if he would be Philly or Baltimore tv market.

Honestly depending on where they are commuting I’d look in Harford county. Outside of Northeast and havre de Grace Cecil county is kinda the ‘trashy’ part of Maryland

There’s a builder out there, Gemcraft? Who is doing a lot. My understanding is there’s new politicians who are making permitting processes awful our their. Like 9-10 month turnarounds for residential permits. Makes it tough

PG? You kidding??? Not anymore. Median house down there is $600-700k. Even upper Marlboro is going for $400’s since they put in national harbor down the street.. Everything around DC has exploded in the last 10-15 years. Frederick was ‘Fred neck’ for years… now it’s built up like silver spring!

I lived in North east for two years and still own a town house there. I live and work in Elkton. North east is great. Busy downtown area. Summer time is busy. Easy access to Chesapeake bay. I love it down here. There are some ****** parts but some really nice parts. Outside of the actual towns it's rural but growing. Any questions feel free to reach out.

Also we are hourish to Baltimore and Philly and Amish country. Depending on where he actually moves too. Delaware beaches are about an 1.5-2 hours

My daughter lived and worked there for 3 years. Nice area but very quiet ... north shore of the bay. Lots of great crab shacks. Only about a half hour drive from Newark DE which is a nice college town.

I know a bunch of people that loved NE High. North east is 3rd behind rising sun and bo manor (Chesapeake city). Do you have a more specific area they are looking at. The north east area code (21901) is honestly pretty big. The incorporated town is small but there's a ton of unincorporated that goes from the light house to the Pa line.

Cecil county has hidden money. Mostly in horse farms and waterfront houses.
Kinda like that one random million dollar community in the middle of the AC expressway smack in the middle of the pine barrons (which I never understood that community, a there’s a river that flows around it and the homes are gorgeous, it’s just in the middle of absolute no where

Yeah, but the high school is good. And I believe its a previous leader. But I know in the 90s they were active but I haven't seen or heard of them in the area in the 13 years I've been down here. Rising sun even has a black police chief who is loved in town.

Personally I’d just go 15 min further to kingsville/bel air area. But glad to hear rising sun seems to be changing. I’m a black man, and growing up we were literally told to not stop in rising sun on our way out to Philly

I live in silver spring man… I know the area extremely well. Hyattsville is a bunch of million dollar houses. U driven through Cecil county? They aren’t comparable. It’s like comparing cherry hill to the pine barrons

Unless your business is a big donor to Andy Harris nothing gets done thru her. He spent over 200k to get her and her cronies elected. Town of Elkton has a huge project Southfields that's being built now. Elkton is pro expansion Danielle ran on anti expansion and no more warehouses or logistic centers. Oh of course except for the warehouse project that her husband is on the board of directors for.

Silver spring is right on the border of PG and Montgomery counties…. The PG county line is a 10 minute run from my house. Im 33, wife is 32, silver spring works for us. Besides I’m not moving anywhere right now. Re-fied last year at 2.6% and I’m not touching it
