The problem I see is people selling too young. About 99% of the agents I know who sold their book of business young regretted the decision. Once you sell, it’s almost a guarantee you’ll despise working in corporate America for the man. Do it when you’re ready to retire.

I agree with this 100%. I have a buddy who's about to sell his company to PE. Dude's not even 40 yet. It's been in his family for generations. I've been telling him he's nuts. It would be one thing if you make so much your kids would never have to work, but I don't think he'll be able to retire without changing his lifestyle off of what he's going to get.

There is tracker that the government runs that shows the total amount of murders by year.

In 2022 there were 140 murders in Louisville.
In 2023 to date, there were 135 murders in Louisville.

At 2.5 per week we'll be at 140 again.
Crime - at least murders - hasn't gone down in Louisville.

Yeah I'm scratching my head on this one. We are on track to be almost exactly the same as far as the number of murders. Jones really stretching here to take up for his business partner.

That’s the great thing about numbers. You can skew them in just about whatever way you wish to make your point. Inflation. Unemployment, crime, GDP, just about everything. As long as it looks good to the demographics that is all that matters.

I don't hear much about Greenberg, so I can't really tell how he's doing. It does seem like things have calmed down and it appears they are at least trying to take crime more seriously. He's kind of lucky that he followed the worst mayor I've ever experienced in my life. That dude destroyed the city.

I think the amount of homicides is about the hardest thing to lie about from a crime perspective. Everything else you can underreport it. But it's hard to claim somebody who was shot five times didn't really get murdered.

I guess my point is that the numbers may be down from a year ago, which as you say is easy to prove, but what about over a longer period of time. If they are down from a year ago but still up over a decade then the numbers aren’t exactly as positive as they claim. I don’t really care about it either way I just get a chuckle out of how people use numbers in order to sway peoples psyche.

I remember doubting Edwards as the #1 pick. I even said they should take Deni Avdija before the draft. That would have been another disastrous TWolves draft blunder. Guess they've learned their lesson.

Also, taking Flynn and Rubio over Curry is much worse that taking Bowie over Jordan. I mean, the Blazers had Drexler and needed a big man. Minnesota needed a point guard and drafted two over a top 2 PG of all-time.

It's been about 15 years since we had the infamous Black panther debate. And here we are 15 years later with no trail cam pics, no dead bodies of wild mt lions etc. Look me up in 15 more, the story will be the same.

Someone posted trail cam pics last month of a large cat with a long tail down at lake Cumberland.

Mountain lions lived here forever before they were eradicated in the late 1800s. Not sure why it's so hard to belive that they could repopulate again.

They are pretty interesting. They've gone super big with Gobert and Karl-Anthony Towns both starting and generally shirking the smallball trend. I don't think they have the horses to make much noise in the playoffs this year (unless Edwards makes The Leap) but it always interesting to see the pendulum swing.

* So far as I understand, tomorrow is December signing day for both high school recruits and transfers (or at least coaches can start publicly commenting on transfers tomorrow).

Be interesting to see if we land any transfers that haven't been publicly announced. With Trevin Wallace and Dru Phillips going pro, you'd think we need to add a starter at each of those positions. The Georgia linebacker would be a gift from the Lord. Not sure what the plan is for the secondary.

* I can't help but like Tyler Hansbrough.

Sounds like Jacquez Jones. Per Georgia guy on our FB board,

He was team captain, started every game in 22, great leader. Good against the inside runs, good at blitzing inside. The negative on him is a liability in space, just doesn't have the speed or instincts to cover. Was injured, broken arm, couldn't get his position back was passed by 2 frosh who are much better in space.

With all that said, even with his limited range his leadership is an asset, hated seeing him hit the portal, but he wants to play and I understand him hitting portal. If he ends up at UK he will be a team leader. His nickname is Pops.

- My guy (D. Smith #17) had himself another nice bowl game yesterday. Will probably make the "You Got Mossed!!!!!!" segment of NFL Countdown this Sunday . . . TWICE!

- Sickness all over South Central Ky. My family, the team, kids, adults, pets, wild game, etc. Puking, pooping, sore throat, pneumonia, hives, ALL OF THE SYMPTOMS. Different strands of different diseases, Somebody has something.

- Party mix and prime rib szn!

- Jon Cryer playing the cuck in yet another tv show/movie? Some things are just meant to be.

- Speaking of, the Night Court reboot starring Dan Fielding has to be worth a couple of watches just for old time's, right? I'm skeptical, but still.

- I'm enjoying watching the Cats basketball team. That's about all I have for now. They all seem to have good basketball IQ, they relish their roles, and they're seemingly unselfish. Cal has a gift for getting guys to buy into their roles. It's one of his HOF traits. He's struggled with finding the right guys the last few years, but this group seems to be his type of guys. The coach and the players mesh well. It's a great combo.

I'm pretty sure, computed on an hourly wage scale, that crime pays quite damn well.


Particularly if you're down for wet work.
Listen, like I tell my kids, sure it might be attractive from a strictly numbers standpoint but you gotta keep in mind quality of life considerations- especially if/when you get caught.

Not a huge deal this season bc its probably going to be an ugly game but there is no reason that UK/UL should not be tipping off on a Saturday afternoon.

Give me the old fashioned white Christmas lights on a house over these yard inflatables.

That Eric Montross news was awful. Diagnosed in March and then gone- just isnt fair.

We've had 3 FedEx packages in the last week just not get delivered, yet they confirmed delivery and took a photo of it sitting at some random house. They've all ended up being brought over by the home owner who incorrectly received them- thankfully... but thats come after trying to get some help from fedex- which pretty much consisted of "sorry- but how do we know thats not your house in the picture?" I actually sent in a video of me just walking around the outside of my house at one point.

Annual reminder to those with kids- go grab enough batteries for any toys that will require them on Monday morning.

- Batteries are always a stocking stuffer for all of our kids. AAA and AA, which we take and keep in our closet before they are all lost because my kids have no time to check how to actually put them in and consider them dead even though they are fresh out of the package.

- Homeland is quite the stretch to me for as far drama and terrorism. It’s wildly unbelievable and despite MOST tv not being some sort of real this show in particular is bothersome for me only 1 season and 4 shows of the 2nd season in.

- I have completely given up on my regimented diet for the week that had me down to 256 from 278. Naturally though I can not drink sweet tea anymore so that alone is going to help a lot.

- Distilling equipment timelines have scaled back by the vendor I’m using from 16 months to 11 months. Vendome though is still at 2 years out and 40% higher cost.

- We have chosen to build. Wife cared about 2 selections and says I can do the rest to keep everything simple.

Yea right! I just hope to get to the end of it alive. I’m serious too!

- Anyone care to explain how rates are going up for business stuff but mortgage rates are going down? Seems odd

Houses are overpriced right now and the high interest rates have kept inventory bare because no one wants to sell when they have a 3% interest rate and they have to borrow at 7% to buy a new home that is (again) ridiculously over priced.

Reducing mortgage rates is smart for the banks since most people have a ton of equity in their homes and the banks don't face a ton of default risk. Plus, reducing mortgage rates should lead to a glut of sales given the pent up demand and low supply, which should also help banks rearrange their balance sheets with slightly higher performing mortgages.

Who the hell knows what's going on with the economy at large right now, so loaning to businesses is far less of a sure thing.

The banks have determined that by lowering mortgage rates and keeping business stuff up, it will make them more money

-Have been woken up 19 consecutive days by my children screaming and telling me what the elf did and where he is. There is worse ways to wake up. It is quite adorable, I must say.

-this is the one week a year I really enjoy snow

- We’ve generally done well with Cal when we’ve had good guards. He’s given Dillingham a much longer leash than I’ve expected and Bradshaw is much more skilled than I realized. No reason not to get excited for this squad.

-we remodeled/moved a bunch when we were in 20s and 30s...that's resulted (combined with good fortune) in a magnificent ltv ratio on our place.

^my mortgage company is *begging* me to pull some equity at 7+%. No ******* way.

-govt entities are on a spending spree for my industry. That's gonna have to carry it for a few more years...private money isn't doing much at all.

Not sure it was mentioned back when UK beat Miami, but (based on my amateur research) that win was UK's first win vs a ranked opponent prior to Jan 1st since UK had beaten UofL on 12/28/2019.

That was 7 straight November/December losses vs ranked opponents prior to Jan 1st.

Now that we have 2 wins this season, it makes sense why fans feel a little more enthusiasm about the potential of this team heading into SEC play.

I just for whatever reason thought the fed set a rate and that was that.

Currently I have a home at 2.85%, and if we closed today on a new construction build I’d be at 5.5% but that could lower still, apparently.

Meanwhile my business line of credit is prime +1 so 9.5% which they are offering to modify and set it to a fixed number if I run my construction loan thru the same bank.

But the builder I am using, mostly for speed of the process, gets a better rate than me so he is carrying it.

Luckily he is wanting to diversify so I am hooking him up on a barreling contract deal where I profit off the down payment.

I sat at the bank this morning with my head spinning trying to wrap my mind around ALL these options and I’m sure they were happy to get me and ALL my questions out of their business.

It is seemingly growing less likely by the day, but I am just in awe of the idea of a Perry/Shepard backcourt.

My family from that area treats and talks of him how I can only compare to all the Rex Chapman stuff because I can’t honestly think of another cultish in state following from small town like this.

I'm not so sure. We've managed to avoid a recession since 2009 -- which is about 4 times longer than average. It looks possible that the Federal Reserve might have threaded the needle of reducing inflation without causing unemployment. COVID was a governmental f*** up that flooded the market with free money but it looks like we've done a generally decent job of getting out of the mess without catastrophic results.

If unemployment increases or wages stagnate, I'll start to worry.
