OT: Moving to Jackson area

Any advice on areas to stay away from or focus on. I would rather stay on the east side of Jackson due to family obligations on the east side of the state. FYI: my salary keeps me from owning a half-million dollar home so I'm looking for reasonably priced homes in good communities or out in the country.

Brandon or Reservoir. Enjoy.

There are homes around the reservoir from 150 to 750.

Reservoir area 200-250K - Turtle Ridge, Hidden Hills.

farther out...

Rezervoir East, Blackstone, Marble Head... 140+.... then there are some crazy nice areas off of Northshore.

Lakeland Drive is the reason I would not buy in the Reservoir area. I am a

native Rankin guy but live in Gluckstadt now. There are new developments in Gluckstadt that fit your needs and we are about to have the best Interstate situation in the State.

What are they doing to improve the interstates? Doesn't Jackson already have the best interstate situation in the state?

Gluckstadt exit getting totally revamped to be similar to Madison, our bricks

will be nicer*. Seriously the Gluckstadt exit is underway right now and the I-55 is being widened and improved from Jackson to Gluckstadt. I know it will be at least three lanes but may be four wide, there will also be brand new frontage roads on both side of I-55. Commute is gonna be great.

Dick Hall is a good bulldog.

Big project adding lanes and frontage roads between Madison and Ridgeland plus a project to reconstruct the Gluckstadt interchange. On the east side of the metro area, Brandon or Reservoir area. Both have nice places to live. Reservoir has major traffic problems, but if you move to Brandon you're just going to be driving to the Reservoir area a lot for dining, entertainment and shopping.

That interchange is going to impact that area in a huge way. It`s even going to improve already great property values. We`ll compare bricks when we see your bricks.

coach is right....depending on where you work and schools, if it means commuting down lakeland dr you DO. NOT. WANT. ANY .PART. OF. IT.... if you have time, check it out between thanksgiving and christmas. you can walk it faster than drive it. if you can avoid lakeland there are nice areas out east. but gluckstadt, ridgeland, madison all have homes in the 2-300K range and less and the commute is fine now but as they say will be great in a yr or so.

When Gluckstadt Rd. and Yandell are taken to four lanes then it will really be a

game changer. It is a great area for young families and getting better with quality affordable housing, good schools and now much better roads. Lakeland Drive is just not something I could deal with on a regular basis.

I think our brick is going to be Ole South which is pretty hard to beat, we are thinking about Greek Columns as well under the bridge.

I tell you she does a good job with Madison but she has issues. I had a long

conversation with her once regarding her possibly annexing our neighborhood into Madison which she is interested in doing. She kept referring to Gluckstadt as fine, nice people but...

She is something but I do back her.

As far as the original question, I've heard good things about Brandon, if you're looking to be on that side of town (and avoid Lakeland).

I heard on radio that they got the funds to widen Bozeman road. Anyone hearing anything about this? I travel this way to work and that damn red light at the intersection of bozeman and reunion parkway is ridiculous.

I agree. She's a kook. But she's done a hell of a job of making Madison a hell of a place to live. I've voted for her every election since I'm been there and I'm voting for her again next time.

When you say east side of the state what town are you referring to? Access to

Starkville is a lot different that access to Waynesboro and will have an impact on your choice.

my daughter and her husband bought a very nice 4 bedroom house in the douglas drive/northeast drive are about 18 months ago for under 200K. i was amazed. now they put about 40k into it to update the 60's kitchen and master bath but its a heck of a house in a very nice neighborhood for what i thought was a great price.

Partially off topic.

Has there been, or will there be in the future, talks of Gluckstadt incorporating into it's own town? That area is growing so.

I say this because the wife and I will be looking to buy our first home within the next 6-10 months, and that is an area we'd both like to be.

Thanks for all of the responses! I will respond to all of the private messages in the morning (just making it back to the pack and only have my iPad with me). To clarify regarding a question someone posted yes: family obligations are in Starkville and Columbus so access to that area of this state is important to us. Thanks again...didn't realize the pack was so well connected....

By far the best best choice

Adding and widening roads does not "fix" congestion. In a few years Gluckstadt will still be slammed with traffic.

If you want quick and easy access to I-20 East, Jackson proper (Northside/Meadowbrook/Ridgewood East of I-55) is your best bet.

If you want to pay outrageous taxes on top of a security service and private school.

The most bang for the buck is the NE Rankin area.

They should ask Byram how waiting 15 years too late to incorporate worked out for them. Part of Germantown's school district is already in the Canton city limits.

You'll be fine in Madison/Gluckstadt. Just take Yandell Rd. to Hwy 43 and catch the Trace from there. Then Hwy 16 to Hwy 25. Easy trip.

The most bang for the buck is the NE Rankin area.
If you don't mind sending your kid to a 2,000 student school that's built for 1,200. Serious overcrowding issues there and the voters don't like to approve bond issues for much needed projects.

I live in LOHO as well. Great neighborhood. Good people. It's tough to find a good place to live with kids in Jackson. I used to reverse commute from NEJ to Dogwood, and it was a desert before 7:30 am going east and post 5:45 going west. I still loathed it. Avoid Lakeland at all costs. It will raise your blood pressure.

You're going the wrong way, pat. Stay on 43 across the Rez past Tommy's to 25. Getting to the 4 lane faster saves time vs the Trace to 16 to 25. My old roommate and I "raced" one time to see which was faster, but rule was you had to drive the speed limit. 43 to 25 won.

/but I don't think there was that much difference.

This is true. Suburban development patterns inherently do increase congestion. Gluckstadt will have Lakeland 2.0 within the decade.

Lakeland is not that bad

I travel 19 miles down it everyday to and from downtown. It takes me 30 minutes in the AM (I'm in front of the traffic) and 45-50 minutes in 4:30 traffic. Two co-workers live in the Lake Caroline area and curse their commute.


That being said, if I had it to do over, I would pick Madison/Gluckstadt. Slightly better schools, planning, and housing values. The Rankin County School Board is a train wreck, there seems to be little community planning, road projects are few and take forever and code enforcement is a joke. With many apartments and older low cost housing around the Rez, I am starting to see more of a seedy element move in. In 15-20 years, Flowood will be Ridgeland/Clinton, not terrible places, but not high end like Madison/Gluckstadt either.

If you are still interested in Rankin, PM me and I will let you know of a house in my neighborhood that is as close as you can be to Starkville and still live in the metro area.

You're right. Very little difference time wise. You do get to 25 sooner that way, but you add at least 10 miles to the trip. Since you're only on the Trace for 25 miles my way, you don't lose much time.

If you can survive the pot holes on Yandell this is definetly the way to go to

25 and on up to Starkville via Hwy 43. It takes me one hour and 45 minutes to get from Gluckstadt to Starkvegas, it is and easy drive.

A very small part and that is not in the Germantown district, kids would go to

Canton schools if anything was built there. I'm not to worried about Canton, maybe I should be but I think our area is pretty well organized and all hell would break loose if the Blackmon's made a run.

As far as incorportation it is going to happen for Gluckstadt and there have already been small efforts. I think Mary will trigger the event more than Canton by reaching down Hwy 51 further.

I went from my grandmothers in Madison to Starkville for the Kentucky game. She lives on the east side of Madison, so we take 51 to canton and cut across 16 to 25. The new Canton Parkway that goes around town is very nice and convenient. That was the first time I've used it. Cuts all the stop signs in Canton out.
