OT: Question for Madison/Ridgeland Dawgs......

I'm possibly moving (back) to the Madison/Ridgeland area, and I'm curious about good neighborhoods for young families. My wife and I are 33, and we have an 18 month old daughter. We'd like to find a neighborhood with other young families and with neighborhood activities going on.

What say the DakPack?

If you don't mind spending hours stuck in traffic, then Rankin/Flowood would be just fine. Otherwise, go for pretty much anything in your price range in Madison or Gluckstadt. Also, Rankin County schools have shortchanged the Flowood area badly. Madison schools are all taken care of pretty well.

I'd prefer the Madison/Ridgeland area but am open to Flowood. I lived at Bainbridge (near Deerfield) before in Gluckstadt, but wasn't too crazy about that place. There seems to be much more going-on, on the west side of I-55 in Gluckstadt.

Castlewoods and Hidden Hills are family options close to Flowood then.

They are basically across Hwy 25 from each other at Grants Ferry Rd. Castlewoods is obviously much larger, but both have pools, green spaces, Easter Egg Hunts, Family Fest type things and so on.

Check Cypress Lake - Madison schools, and you can't beat the location. Or Reunion, if you're into pineapples...

There are lots of options in Madison/Gluckstadt. Find some houses online and drive around the neighborhoods to get a feel.

The hot areas right now are around Germantown Middle and High, lots of

choices.

I would say Grayhawk or Hathway lake then. There is always Lake Caroline, Reunion, or Ashbrooke if you dont like the first two.

A new neighborhood that is going up that we are looking into is Sweetbriar Plantation off of Yandell. I am not going to get started on the Grayhawk subject again but Fieldstone off of Deweese road and Falls Crossing off of Catlett right before Stribling are some more. I have a buddy that lives in Hathaway Lake and he can't stand the HOA. He complies with all the rules but says they are constantly bitching about something. All of these neighborhoods have a relatively young population.

We live in Hatheway Lake and have been really happy. HOA doesn't *****/nag too much IMHO, though they'll get onto you if you let your yard slide too much, which is fine w/ me.

We live in Lake Caroline. Lots of young couples with good amenities, but HOA dues are higher than I would like. All different sizes and price ranges.
Aside from the others that have been named, Stillhouse Creek off of Catlett is an option.
Also know a few good realtors in the area if you need one.

This. The rate that these neighborhoods are being built is astonishing. My wife and I are in the process of buying a house in one of the newer developments near the Ashebrooke area. There are probably 50 or 60 homes in there total (with more set to come up), and all have been built in 2014. There are probably 9-10 neighborhoods in the Gluckstadt/Stribling Road area alone that are moving along at a similar pace. You can say the same for areas off of Yandell Road as well as areas closer to Madison city.

^^^^this^^^^^, the rankin area has positives but before you settle there you better experience lakeland drive traffic and if you're moving before christmas then just double the time frame now cause it is much much worse from nov to jan

I was born and raised in Rankin and would have bought on the Rez except

for two factors. Lakeland Drive and I think the Madison/Germantown Public Schools are a little better.

We looked at a couple in Sweetbriar as well. It's nice with pool/playground already there and has a nice gated entry way. For whatever reason, construction in it seems to be lagging a little slower than some of the other neighborhoods going up.

You might want to stop and think of the implications of that second sentence.

Gluckstadt was already good but that new interchange is really going to be a huge improvement for that area.

I think it is because it is somewhat hidden off the road and you cant really find the listings on the internet. I love the amenities, but I too was concerned about the pace of construction.

Lots of good choices along 463 and Bozeman Rd up to above Gluckstadt. Also along Highland Colony Parkway, cypress lake.
once you get to Lake Caroline you need to carefully inquire about what schoold district in which the property is located. Part of Lake Caroline is in the Canton district which has poor schools. Most is not. Ask the realtor and also someone not trying to sell you a house. It is a good question anywhere but Germanton and Madison Central and associated elementary and middle schools are fine. You can also check Madison east of I55. It has many neighborhoods, off of H51 or Old Canton that are just fine.

Chestnut Hill/Livingston

Does anyone know anything about the lots in Chestnut Hill/Livingston? Why are over 1/2 of the lots out there sold, yet the only house that has been built out there has been that of the developer?

I was not, but that should always be a concern nowadays. I was implying supply may be vastly outpacing demand. Following the crowd is rarely a path to financial success.

Buy in Gluckstadt on the west side of 55.

The Rankin County School Distrct is a dumpster fire, but no one seems to care. The Rez pays the freight for the entire district, but NWRMS and HS are chronically overcrowded with sorely outdated facilities and resources. The disctict has no plan and doesn't feel enough pressure to formulate one

With the changing demographics of Flowood, it wil become Ridgeland/Clinton in 15-20

My Gluckstadt coworkers constantly complain about neighborhoods with smaller houses being built and whine about Canton kids (with faked residency) going to Germantown Middle and High.

Check out www.schooldigger.com. Be warned, there is much chicanery involved in school rankings, but one thing that can't be manipulated is students eligible for free or reduced lunch.

I can't argue with the school statements. Rankin County School district has repeatedly 17'd NWR but my children go there and they get a great education. I attribute it to having better teachers than surrounding school districts because they definitely are placed at a disadvantage by the Politburo in Brandon.

Lots of young families at Whisper Lake, Cypress Lake and Lake Caroline, but these are small lots. For 2 acre + lots with some elbow room, look at Cherry Hill, Twin Cedars, Ingleside and Twin Oaks. A nice 2800 sf home came up for sale in Ingleside last week. Homes for sale in those areas are few and far between and sell fast.

The fakers don't have much of a shelf

Life, the district is pretty serious about that issue. We tried to hold at 1600 sq ft but we have some at 1400. Just can not allow apartments or it's over .

Providence off Gluckstadt Rd has moderately priced 3 bedroom homes with reasonable HOA dues. They are building more homes in the development.

Take a look at Belle Terre. They`ve opened a new area for construction and it`s developing quickly. Probably 20 homes being built there now and I was told all of the lots have been sold to builders. It`s a very nice subdivision.

No doubt that Flowood and NWR are good schools and your kids will get a good education there. It's just a damn shame they don't have the infrastructure they deserve. Rankin County has built new schools virtually everywhere in the county other than where the growth has been.

People assume it is. Madison Central.

Had no idea....it seems like a nice subdivision though regardless. Some of the new homes under construction appear to be a bit smaller than the older homes...just looks like a safe place to invest in a home.
