At the very least, you should try Florida out before you commit yourself, e.g. spend a few weeks or months in Florida in the winter, and do a summer visit. Don't be one of those people who move and then regret it.
I've had a 2nd home there since 1984 but your advice is good for someone who hasn't been to Florida.

Are there really more "criminals running around Florida" than New Jersey? My guess is that HOAs are popular in Fl. because local governments furnish fewer services (and so they must be provided by private mean through HOAs) and because a lot of buyers don't want to do exterior maintenance because of age and because, for instance, mowing the lawn is unpleasant in Florida's hot and humid summers. The good news is that taxes are less because government does less; the bad news is that the money saved on taxes goes to the HOA to do the things that government doesn't.

Yes there are more criminals running around in Florida, because there are many more poor than rich.

Lived in Fl for 6 years and had property in a HOA there for another 10, so I’m speaking from experience. The criminal industry has an echosystem all its own from bail bondsmen to attorneys.

The biggest reason taxes are less is because the school system expenses are a lot less. But on that note, you get what you pay for.

With all the criminals running around Florida, an HOA is a necessary evil that people put up with, as it comes with a gated community that also includes amenities, and a sense of security. Otherwise, if you have a stand alone house, in Florida, it’s advisable to carry to ensure home defense.
Without an HOA your new next door neighbor can park his boat, RV, trailer and BBQ smoker right next to your property line and you can’t do a thing about it. The HOA may restrict your rights in some areas but they provide protection in other ways. Ymmv.

Yes the total income MFJ needs to be under $150000, but retirement income (excluding Social Security) needs to be $100000 or less, if it is $100001 the retirement income exclusion is reduced to 50%. Also, if your total income is $150001 your loose all exclusions entirely, so you pay tax on all income.

Those are the people that live in NC now. They call them halfbacks. They move to FL from NJ/NY and can't stand the heat so they move halfway back.

I've lived in NC and in Florida. NC didn't seem much cooler to me.

I tell you what... if this country goes the way of rationing electricity.. you know, to save the planet.. most of Florida will be intolerable most of the year because AC is mandatory.

I do wonder sometimes if this is all some kind of sinister power move by real estate corporations. Dive down values.. snap up a bunch of key properties.. then help some law and order types take over and drive values back up. maybe even break up the area into separate governmental units.. like Atlanta's Buckhead wants to do.

This is similar to the conservative attacks on the increase in crime in New York City, especially by DeSantis. Crime in all of Florida's largest cities is still far higher than in NYC. I'm all for highlighting problems and failures but I'm not for giving voters a wrong impression of the relative conditions between states and cities as a way to "prove" your way of doing things is better. Crime is much higher generally in red states, especially if you take out rural states with tiny, dispersed populations like the Dakotas, Idaho, etc. Despair, poverty, shorter lives all much worse in red states, especially the south. That's just facts.

I live here. I don’t need to listen to any media on the subject. Downtown is empty. I went there maybe 5 times in my decade plus of living here. Tenderloin is a ********. Rest of the city is great. My neighborhood is clean and safe. My home value has increased exponentially.

Yes the Tenderloin is awful, just like Skid Row but smaller. Also just like all of Mississippi, Alabama, etc. If you go to those 6 square blocks, it’s gonna suck. I choose to go to the rest of this vibrant, beautiful city bc I’m not looking to write a hit piece. NY Post is almost as obsessed with SF as you are.

I am not going to suggest SWAIN is wrong.. he lives there. But another way to look at this is like a timeline. I certainly wish him luck. Been a long time since I've been there but I loved that city.

**you know what.. a couple of friends made it out there last year.. as a vacation trip spot.. and they were worried but pretty much came back saying it was overblown.. the criticisms. A retired cop and his wife,, so maybe his view is a little different.. and she might be used to feeling safer than most. But I trust their opinion.

But.. at what point was the problem much smaller.. limited to a couple of streets.. but it has grown, right? And then look to the future.. has the tipping point already occurred?

And lastly, was the real problem with SF the Covid quarantine coupled with permissive homelessness and tent squatting, and drug use?

Did that result in remote workers and empty office buildings and empty streets that just made fewer people complain about the conditions that led to that slippery slope to where it is now and where it is going?

I never attacked Florida - I posted crime stats about Bradenton in response to someone saying Bradenton was safe - with no negative commentary. Then ProudBoy got defensive for some reason and brought up SF. So I made fun of where he lived in Florida - a crappy swamp next to Alabama. I never mentioned politics, but you feel the need to assume that’s what I was talking about? Weird .
